Sand and Finish

“Sand and finish” is the process of restoring an old wood floor to a new finish. The process is simple in concept, the old finish is sanded off using a large industrial size sander. After the old finish, stain, scratches, dents, and blemishes are removed from the wood, stain can be re-applied to the wood. Applying stain is optional as many people prefer the natural color and grain of the wood. After stain is applied, three coats of finish will be applied to the floor for a completely new floor look.
There are several factors that determine the number of times that a floor can be sanded and refinished. A skilled technician will provide a more efficient sand job than and unskilled technician, removing less of the flooring material. Another factor is color change. If a customer wants to change the color, more material will have to be removed to ensure that the old stain color is no longer visible. And perhaps the most influential factor, is the floor solid or engineered. For engineered products, a thicker wear layer will allow the floor to be refinished more times. Generally, a solid hardwood floor can be sanded and finished between 4-6 times depending on these factors. If a floor is properly maintained and is screened and recoated every few years, it is likely that it will last significantly longer.
